The City of Calgary ‘high end’ real estate market has really taken off this year.
Country residential is anticipated to follow suit in april and May. We have had a lot of uncertainty in the last five years but the statistics for the higher end market in and around Calgary have remained relatively stable through all of the peaks and valleys. We are essentially selling the same number of homes year after year with slight fluctuations. our team saw our ‘best year in high end real estate’ ever in 2010 and anticipate an even stronger 2011. the growth in employment, the high oil prices and net migration should allow for a stable housing market in 2011.

This is going to be a fantastic year for real estate!
Sales of million dollar homes in the first two months of 2010 are double what they were last year in the City of Calgary. In the MD of Rocky View, there have been 17 properties (0-10 acres, MLS reported) sell in January and February of this year, up from 10 selling during the same period last year. This is essentially a 70% increase over last year’s numbers.
Inventories are still low which is contributing to the increased activity. We are also seeing homes that were prices in the $1.4M to $1.7M range in 2007, now being re-listed at more realistic prices in the $1.1M to $1.3M range that are selling quickly. We are also seeing homes that were priced in the $2.5M range now being listed for $1.9M.
Canada has proven to be a sound place to invest, and with the incredible world financial uncertainties, Canada has become a financial model that other countries are aspiring to become. During the boom years, Calgary was never overbuilt. In 2006 and 2007, builder’s were building to demographic demand – we have not experienced ‘fire-sale’ circumstances with oversupply as we have seen in the neighbouring U.S.
